Gran Imperio sets April delivery date, to build 1,000 new houses

JUDGING from its success story of delivering different residential estates in Lagos in the recent times, a bullish real estate development firm, Gran Imperio Group (GIG) has projected to deliver a minimum of 1000 upscale but pocket-friendly housing units on a yearly basis.

  Already, the developer has delivered Jacob Mews, NorthPointe I, II III and SouthPointe Phase I, consisting of 299 housing units, aside from units located on the developer’s Inagbe Grand Resort, a unique tourist centre being developed in partnership with the Esinmikan family in Lagos.

  In different construction stages are Lakeview Park 1, II, Mid-land Court, SouthPointe II, Golden Leaf Estate, Y’hello Estate, promoted under a brand name known as ‘EssentialHomes’.  Inagbe Resort though with more of tourist attraction has some housing units in the design. 

  The infrastructure development of the Lake View Park 1, which is site and service scheme and strategically located along Lekki-Epe Expressway adjacent Victoria Garden City (VGC) with 194 residential plots and over 30,000sqms commercial plots, has been completed.  Phase two, a gated residential community along Lafiaji Road, Lekki, designed with a natural lake, has 160 residential plots of different sizes and an area earmarked for commercial activities.  At moment, 20 buildings in this phase are being constructed.

  Under construction are 24 units of terraced town houses in Midland Court, located on Northern Foreshore road off Chevron Drive, Lekki Peninsula, Lagos, a premium gated residential community offering spectacular ambience, detailed finishing, security and recreational facilities in an appealing environment.  This, according to the Managing Director of Gran Imperio Group, Mr. Adeyeye Ogunwusi, would be delivered on or before April 30, 2015.  

  Delivery date for SouthPointe II and Lakeview Park II, which comprises of 79 units including 32, 30 and 17 units of three, four bedrooms and town houses, is April 30, 2015.

  Packaged under a joint venture with British-America Tobacco Company, (BATC), a 1.9 hectares in Golden Leaf Estate, located along Lafiaji Road, Lekki is being developed. Upon completion, the estate will provide 380 units of different house types, including detached houses, terraced bungalows and detached duplexes. For ease of execution, the project has been divided into different zones with plans on he way to deliver the very first set of houses in few months time.

  Y’hello Estate, within the same corridor, is a residential community offering that would make available 800 units of exquisitely finished terraced bungalows, town houses and flats with air conditioning, good quality finishes, fitted kitchen, recreational facilities and a commercial area. Like the Golden Leave Estate, this project is joint-venture between GIG and MTN.

  To ascertain its claim on the projects, the developer last week led journalists to all the project sites.  The tour, which began at NorthPointe along Chevron Drive, terminated at Southpointe I, where a press briefing was held.

  According to Ogunwusi, it is one ting for a project to be completed, and another to be successful, adding that, all his completed residential projects could be termed successful, considering the level of occupancy and the volume of demand from subscribers.

  For instance, “At the moment, Jacob Mews, has about 100 percent occupancy. Northpointe 1 delivered in June 2013 is fully occupied, while phase two, delivered few weeks ago has 30 percent occupancy rate.  Southpointe I, which has been totally sold out presently has about 22 families living on the estate,” adding “all the estates are functional, having all accompanying facilities for recreation, relaxation, good infrastructure, treated water, sewage, swimming pool, bar, gym, greenery among others.”

  On the uniqueness of some of the projects, Lakeview Parks I and II has a private recreational centre with panoramic waterfront views, that would be known as ‘The Lake House’ suspended over a two and half acre natural lake.  The estate upon completion will have 32 units of three, 30 units of four bedroom bungalows and 17 units of town houses, targeted for delivery April 2015.

 Ogunwusi, who said the estate was majorly sold to staffers of oil companies like Chevron, Exon Mobil, Total, was conceived and being developed in line with Lagos State Government’s physical development policy to keep ensure commercial areas are set along the road.

  He said his company took the decision to commence Lakeview Park II to meet the surging demand from its subscribers.  “But opening up the area was first a challenge and we took the initiative to take the lead by constructing a 6.5 kilometre road, which we took as part of our corporate social responsibility, now making the like of MTN Y’hello Estate and Golden Leave for BATC, much more viable”, Ogunwusi who said the price band for all its homes is within N7.95million and N30million.

  Both Mrs. Ronke Akinleye, Group Head, Commercial Mortgage, Imperial Homes Plc and Company Secretary, Trustbond Mortgage Bank Plc, Mr. Mark Okoye who were at the Southpointe Estate, at the time of the visit said they have been impressed with the strides of Gran Imperio and therefore continue to support its dreams of increasing the nation’s housing stocks and decreasing homelessness of Nigerians.
