Alliance place under construction in Ikoyi, Lagos

Barring any unforeseen circumstances, the 12-storey office complex, Alliance Place will be delivered to customers in February 2017. The project promoted by Edimara Properties Limited is located at 33A Alfred Rewane Road (formerly Kingsway Road), Ikoyi, Lagos, on a 7,000 square metre space. The development is backed by African Capital Alliance (ACA) and Samges Investments Limited.

Alliance Place, which has been under construction for a year, has now reached its full height of 12 levels. Already, more than 50 per cent of the office space has been committed to tenants.

The project’s team of consultants is Greenhouse Inc. Limited (Project Managers), Ngonyama Okpanum and Associates (Architects), Arup (Civil and Structural Engineers), KOA Consultants (Mechanical and Electrical Engineers), Natuhab (Regulatory Consultants) and HOS Consult Limited (Quantity Surveyors) and Melcon M (HVAC Engineers).

Once completed, Alliance Place will boast of eight floors of flexible office space and meeting rooms, four floors of multi-level parking, a light and airy reception area and a ground floor café.Contemporary and international elements along with select African accents will be incorporated into the style of this ultra-modern structure, which will employ green, sustainable development features, including smart technology in its building management systems and services delivering low occupancy costs to its tenants.
 
It also features high performance glass curtain wall, interior finishes with a contemporary look and feel will also be provided for ease of maintenance and high level user-friendly security and access control systems will be given top priority for tenants and visitors.

The building is designed with high efficiency and flexibility, affording modular spaces ranging from 200 square metres up to 920 square metres on each floor. It will also afford premium access to luxurious hotels including Southern Sun and the Wheatbaker as well as recreation facilities such as the prestigious Ikoyi Club, the Polo Club and the Lagos Boat Club

The Project Consultant, Capital Alliance Nigeria, Mr. Godfrey Mitchell, said after the topping out ceremony that the project is an interesting journey for the contractors.According to him, the project has seen some changes in the course of the process, hence the shift from December to February.
 
He said: “We are highly excited with the project, because of its high quality, we have targeted the end of the year but it appe4ars that physical occupation will now by on February next year”.

On the impact of the economy on the project, Mitchel said, they were not immune by the challenges of the Nigerian economy especially on the area of foreign exchange issues.According   to him, the foreign exchange issue really impacted on the project, posing a huge challenge to keep the project on programme because of the high cost of quality materials, which are mostly imported.

 
He stressed that it will be difficult to come up with actual cost variation, because of some variables, which include procurement, cost of clearing and local cost.The project designed to be environment-friendly, he said, had generated a lot of interest from the public.
  
Partner, Capital Alliance, Mr. Sam Onioviosa, who was glad that the project has reached that level, despite that the economic situation, said people are quite pleased with the development and are looking forward for its completion in couple of months.

For the Managing Director of Oasis Group Limited, Mr. Wale Adegbite, Alliance place is part of the success story of Lagos state transformation, noting that the partnership has led to an extremely   modern and intelligent building. He further expressed hope that the building will be the best in Lagos for any commercial site, as they look forward for the completion it the project.Also the chairman of BCL Construction and Civil Engineering, Roda Fadialiah, described the project, and the process as impressive.
